Make More Revenues with Lower Energy Costs

The statement of lower energy costs equals increased profit is an accurate argument. With the economy in a slump in the past few years, right now is definitely the time to reduce our utility expenses the best way we can. Unfortunately, real estate owners do not have absolute control in increasing their rental rates lower their overhead expenses. Because of the economic slowdown, property owners are driven by the market to decrease their lease rates. And during this economic situation, solar heating tubes are an attractive long-term investment for real estate investors.

In lease agreements wherein water and heating charges are part of the lease, solar heating tubes present the chance for owners of rental properties to markedly decrease costs they incur by providing these services. This can be done fast and efficiently without inconveniencing the tenants. Pursuing this course of action can be excellent for increasing revenues from a property investment because of lower energy costs.

In 2008, the usual cash outlay to heat the average commercial building in the US was $28,000. Utility rates gave no appearance of ever going down. Hence, the response would be to either increase the rent when the time comes to renew leases; or find ways to substantially lower energy costs. The latter decision not only helps to persuade tenants to extend their lease, but it also saves some of the funds (that would have been set aside for providing hot water and heating to tenants), back into the property owner's pocket.

How much spending on utilities can be reduced by installing solar heating tubes? This depends mainly on to what extent the property owner pursues this option. Obviously, more solar heating tubes produce more hot water (in this case, getting into hot water isn't a bad option). In being more aggressive, the owner can better position himself to take advantage of the other financial advantages of solar energy besides heating water; which is being able to produce their own electricity to lower their total energy costs.

Servicing the a commercial office building with air conditioning can amount to a lot of money as well. To offset some of these costs; the roof space that otherwise would be serving no purpose, can be utilized as space for more solar panels. Therefore, the property owner can lower their electricity costs all year round from using the electricity the property itself yielded to run the water pumps needed for the water to be circulated throughout the solar heating tubes.

To reiterate, a very aggressive solar energy investment will yield higher results quite rapidly. Every building whether commercial, residential or industrial has different requirements that have to be met. But no matter what the size, or structure of the building, it is possible to attain lower energy costs through the use of solar heating tubes, wind generated or solar generated electricity, or even a combination of all three. Obtaining a good cost estimate from a leading expert is always a good idea. Technology in the green energy field is evolving at an accelerated pace. The supplier you select needs to be updated on the solar energy industry, so he can better design the most efficient and latest custom solar energy solution, to help you achieve lower energy costs and increased income.
