Flood insurance is often thought as an oddly expensive waste of money. After all, most people will never deal with a flood in their lifetime, and the premium for coverage is quite expensive. At the same time, any time a flood is seen on any area near water, people are quick to point out that the victims should have been aware of the possibility. Even in these cases, though, those who live in the areas usually do not have any sort of flood coverage. In addition, why would they? Floods are a rare event even areas on the water. When it comes to needing flood insurance New Jersey may be one of the states that most needs the coverage and is least likely to have it. Few seem to remember that New Jersey is, in fact, a coastal state and that the hurricanes that do not quite reach the state can still play havoc with the weather.

With proper flood insurance New Jersey residents can be protected from the unlikely, but nowhere near impossible, event of a flood in their region. Consider the state's actual physical location - it is bordered by the Hudson River on one side and the Atlantic Ocean on the other. Moreover, shift in weather patterns that causes the Hudson to over run its banks or the tide to reach dangerously high levels will lead to flooding in the state. And this does not even account for the more common occurrence of flash flooding during a particularly strong rain storm, or melt off from an excessively snowy year. There simply is no one hundred percent safe area for one to prevent the risk of their home being flooded.


What few tend to realize is that the cost of repairing a flooded welling is usually significantly more than the premiums one would pay for flood insurance. Water has a sneaky way of causing major levels of damage that most discount. It can rot away wood, destroy electronic devices, and make a perfect breeding ground for difficult to remove (not to mention expensive) mold infestations. Much like standard homeowner's insurance, flood insurance is a safety net against the possibility of expensive damage. It is true that one may go an entire lifetime without experiencing flood conditions, but when the situation occurs, flood insurance can be incredibly important to have. Regular homeowners insurance will not cover the excessive water damage from the flood. Simply ask anyone from New Orleans or Nashville how well their standard policy reimbursed them from the massive flood damage the cities have sustained over the past decade. Having flood insurance may be a large up front cost, but it is nothing compared to the price one may pay if they do not have coverage.
